The Story of my $40,000.00 Lesson

Hey there,

I'd like to share a quick story with you – my journey from day one as a real estate wholesaler. No B.S. just the real story about how I had the perfect start in this business, that allowed me to quit my job and go all in. That dream quickly blew up in my face.

Not long ago, I was just like many of you – eager, determined, and ready to make it. I was introduced to the concept of "Wholesaling" online. I immediately found wholesalers and investors to connect with in my market a regular basis. I never liked the idea of spending on something that I didn't understand. So I took a few months to start researching, testing and bootstrap my way through some free education. 

I came out of the gate hard. I pounded the pavement to find leads on the phone and by driving around. It was pretty brutal, littered with endless rejections and no's, but I kept pushing. 

In those first six months, something wild happened. I was able to leverage those contacts to help deals that brought in around $82,000 in profit from assignments. Nothing life changing but a significant amount for having no experience. It didn't all end up in my pocket. I had to share the wins with others who'd been part of that early phase. Still, it was a major milestone, proof that the hustle could pay off, quickly.

But here's the twist – I didn't sit on that money. Instead, I reinvested it. Tried to build a team, sought guidance from a consultant, and spent thousands on marketing. It was ballsy, and almost nothing went as planned. I went from a $40,000 after tax cushion to very little in my account in a matter of months. From an office, software, lists, data scraping and other costs, I was in way over my head. 

I hadn't prepared for the challenges that came my way. Team issues, lessons learned about consultants and guru's who will take as much money as possible, provide strategy but take no accountability if you get nothing from their "system", the realization that a big marketing budget doesn't guarantee success. I also was spending pennies compared to what it would actually cost to do multiple deals a month. It was a series of lessons that proved to be expensive. Nonetheless they were valuable looking back. 

Now, we are here here. I am not a seasoned veteran with hundreds of deals under my belt, but as someone who understands the grind, the highs, the lows and has been able to close between 10+ transactions, I know what those early years are like running your own business. My journey with wholesaling, acquisitions, dispositions was wildly unpredictable. Fortunately, I have had some small successes in the sea of those mistakes.

I want to share my journey with you, without the B.S. that guru's push so you can learn from my experiences – both the wins and the losses. Together, we can navigate this challenging but incredibly rewarding business, armed with what I've learned.

Imagining what I could have done with the lessons from my journey, things could have been a lot different. I don't dwell but one of my biggest down falls was trying to do everything my self. Now I work with multiple partners nationwide. There's dozens of us who collaborate, test, adjust and implement real strategies successfully across the United States. 

It's time to turn the endless grind into a predictable and reliable system.
